Situated in the foot of the City of Toronto Health Sciences District, 481 University Avenue transforms what is currently an amalgamation of three unique building facades (two of which are designated as heritage to be preserved) into a new 55 storey residential tower with a mixed use podium program of ground level retail and offices above. The redevelopment by building owner Davpart has had to integrate many urban design components into its core function. With a dedicated underground connection to St. Patrick subway station, its extension of a below grade area for the future expansion of the Toronto P.A.T.H. network, and a ground level exterior promenade, the building strives to not only connect the community, but also give back. The arcade created along the tight Dundas street sidewalk expands the usable pedestrian experience that mergers into the grand boulevard of University Avenue. This privately owned p ublic space (POPS) is one of many amenities the United Building provides, all the while preserving a 9 storey heritage facade. In collaboration with ERA Architects, the limestone architectural block retention will be the tallest preserved historic facade in Canada. Above rises a tower that respectfully integrates the material palette of the old, with new steel, bronze and glass elements. A harmony between old and new, the building will become not only a home for its residents, but also a new destination in one of Toronto's most vibrant cultural neighbourhoods.
