Completed in 2016 as the new office headquarters for Hullmark Developments, the commercial and retail building replaces a Victorian-era brick building burned down in a 2008 fire on the Queen Street West block. Being within a commercial heritage conservation district (HCD), the design approach to meeting the district guidelines was met through a reproduction of the original façade using a superimposed perforated metal panel system. Behind the screen façade, is a contemporary curtainwall façade bringing ample light within the retail and office spaces beyond. With a new concrete block and steel structural system, the building is comprised of a 4,000 sq.ft ground level retail and basement storage level, with 9,000 sq.ft office space on the second and third floor. Additionally, the building provides an architecturally finished roof level patio for use by the office tenant.
