The master plan prepared by B+H Planning and Landscape for Lu’Luat Island is a new development in Abu Dhabi which complements the urban growth of the city and responds to new market conditions and building height restrictions. With large public rights-of-way, private villas and townhouses lining the waterfront, the design approach in revisiting the existing master plan was to introduce mid-rise building approach, which both preserves the GFA allowance and density while reducing height to eleven storeys. This allows for the built form to better relate to the human scale at pedestrian level.
The phase of work for the Canal district in the development continues the design aesthetic of the larger neighbourhood, and creates a new urban promenade flanked by residential apartment buildings and private villas and townhomes situated on the edge of the Lu'Luat canal. The principle focus of the design of streets and public areas is the create a pedestrian focus for new mixed-use corridors. The new urban armatures and parks are designed to draw residents into the social realm of the community.
